Post 1: Pre-construction

Hi, welcome to our first of several blog posts detailing the construction of our brand new purpose built dental facility. It has been a long journey getting here but we’re about to start construction. Thank-you to Optima Healthcare Group who won the tender and will be constructing the building and fit out. Particular thanks to Hayden and Damian Earl from Optima who have been friendly and approachable during the pre-construction stage and will be setting us up with a time lapse feed. Also we would like to thank Mark Gibson and his team from Gibson Architects who have guided us through the planning, approvals, design and tender process.

 

Our journey to this point started in 2008 when Dr Nauv Kashyap purchased Raceview Dental Surgery which was turning over roughly $400K/year with 2,500 patients on the books. It was a small 2 chair practice of ~50sqm and we quickly out grew that space. In 2011 we decided to move across the road into a larger ~120sqm 4 chair practice in a newly built retail strip. That practice grew rapidly and is on track to turnover more than 3.5 Million this year with almost 30,000 patients on the books. The practice has 11 Dentists and Dental Specialists along with 20+ auxiliary staff. In 2016, anticipating future growth and the need to have a larger premises Dr Nauv started looking for land to construct a purpose built facility. An excellent opportunity came up down the road from the current site on a corner block of a busy local intersection. We purchased the site which was 4611sqm and started the process to gain approval for a 403sqm 8 chair purpose built dental facility with 38 car parks. 2369sqm of the land was allocated to a residential development project. The residential development project included 2 duplexes and a house which we plan to sell with the DA approved.

 

The approval process, reconfiguration of the land and civil works took nearly 1 year to complete. Members of the Dental Practice Owners Facebook group aided in the refinement of the floor plan. Below is a photographic journey of the process thus far. As construction proceeds we will have regular updates and photos to allow you to follow our journey together with us.
